OWNER PAYMENTS AND STATEMENTS
Each owner will receive inspections of the property and downloadable copies of the management agreement, the lease, paid invoices and monthly & annual financial reports.
Owners are paid by direct ACH payments deposited into their bank accounts.
Owner funds are disbursed by the 15th business day of each month
Owners receive a 1099 form at year-end for tax preparation
MAINTENANCE
Homeowner must maintain at least $500 at all times in their respected vendor accounts.
McCoy Realty Group will hold deposits and maintenance funds in a designated escrow account.
Our vendors can handle most repairs
Most repairs are done within 24 hours
Maintenance account will be set up for repairs
Unit inspected twice annually
RENT COLLECTION AND EVICTIONS
Collection of All Monies(ie. Security Deposit, Rent, Application fees)
We insist on timely rent payments from tenants
We act promptly when rent is not paid
When necessary, we handle the entire eviction process

LEASE ONLY SERVICES
Our Lease only service means that we will help you find a tenant ASAP! Money flows out of your pocket each day that your property is vacant. By choosing our lease only service, we will find you qualified tenants…often within 7 to 14 days! Once your property is rent ready, we will:
Advertise and find a qualified tenant within 7-14 days(on avg.)
Answer any inquiries promptly and professionally
Schedule showings with licensed Realtor
Screen and qualify prospective tenants
Prepare a lease, arrange for signatures and move in the tenant.
RESTORATION PROJECT MANAGEMENT SERVICES
When McCoy Realty Group is hired to restore a unit prior to placing it on the market such as:
Hiring and scheduling contractors to complete repairs
Ordering materials for the job
Supervision
Pay vendors
There will be a 15% Project management fee assessed on renovation projects per unit.
PROPERTY MANAGEMENT FEES
To list property and secure a tenant, McCoy Realty Group, LLC will charge 100% of the first month’s rent.
Administrative set up fee: $350.00
Ongoing monthly maintenance fee: 10% of the rent (minimum $100)
Multiple properties maintenance fee: 8% of the rent (minimum $100 per unit)
Renewal fee: $300 (each year tenant lease is renewed by McCoy Realty Group, LLC)
