PROPERTY MANAGEMENT OVERVIEW

Our goal is to alleviate the Stress you receive from day to day involvement with maintaining your investment so that you can earn income without losing any sleep!

Combining the best of both worlds, this is the most stress-free option, the most thorough and the most chosen. By choosing our lease + Property Management service, we will find you the best possible tenant, handle all of the arrangements prior to move in and start to manage your property the day the lease starts. You can just sit back and collect your money.

OWNER PAYMENTS AND STATEMENTS

Each owner will receive inspections of the property and downloadable copies of the management agreement, the lease, paid invoices and monthly & annual financial reports.
Owners are paid by direct ACH payments deposited into their bank accounts.
Owner funds are disbursed by the 15th business day of each month
Owners receive a 1099 form at year-end for tax preparation

MAINTENANCE

Homeowner must maintain at least $500 at all times in their respected vendor accounts.
McCoy Realty Group will hold deposits and maintenance funds in a designated escrow account.
Our vendors can handle most repairs
Most repairs are done within 24 hours
Maintenance account will be set up for repairs
Unit inspected twice annually

RENT COLLECTION AND EVICTIONS

Collection of All Monies(ie. Security Deposit, Rent, Application fees)
We insist on timely rent payments from tenants
We act promptly when rent is not paid
When necessary, we handle the entire eviction process

RENTAL PAYMENT OPTIONS

Bank payment (using designated ABA routing and account number)

LEASE ONLY SERVICES

Our Lease only service means that we will help you find a tenant ASAP! Money flows out of your pocket each day that your property is vacant. By choosing our lease only service, we will find you qualified tenants…often within 7 to 14 days! Once your property is rent ready, we will:

Advertise and find a qualified tenant within 7-14 days(on avg.)
Answer any inquiries promptly and professionally
Schedule showings with licensed Realtor
Screen and qualify prospective tenants
Prepare a lease, arrange for signatures and move in the tenant.

RESTORATION PROJECT MANAGEMENT SERVICES

When McCoy Realty Group is hired to restore a unit prior to placing it on the market such as:
- Hiring and scheduling contractors to complete repairs
- Ordering materials for the job
- Supervision
- Pay vendors

PROPERTY MANAGEMENT FEES

Initial Onboarding Fees

Property Owner Onboarding Fee: $350 (one-time fee per property)
- Administrative onboarding

Tenant Onboarding Fee: $500 (if property is already tenant-occupied)
- Covers lease review, compliance verification, coordinate with previous management company, system integration, and notification to the tenants.

Tenant Placement Fee: 100% of the first full month's rent
- Applicable only if the property is vacant. Includes marketing on multiple platforms, advertising via cold calls, showings, application processing, screening, professional photos, lockbox, signage, and lease execution.

Ongoing Management Fees

Full-Service Monthly Management Fee:
- 10% of monthly rental income for single properties
- 8% for owners with multiple properties under management
  - minimum of $100 per unit

Annual Lease Renewal Fee: $500
- Covers lease renegotiation, compliance updates, and tenant communication.

Rental Maintenance Reserve: $500 per property
- Held on file to ensure timely response to maintenance needs.
Maintenance Markup Fees: $25 per invoice
Project Management Fee (Turnkey/Renovation Projects): 15% of invoice
